Restaurant Property Location – Do Your Property Homework

It is often quoted that the most important consideration in any property, real estate purchase or the location of the business is location. Indeed the correct answer to the fabled comment asked by a person who wants to set up and establishes a thriving eatery as to what is the most important consideration is “Location, location and location”.

Market research is a most valuable tool in these times of high setup costs, high labor costs coupled with all types and forms of government documents. Why not conduct your property research for your restaurant or other business properly the first time. It’s more efficient and effective that way – as well as less stressful, less costly and ultimately more profitable.

The first aspect of market research for location of restaurant property is an actual understanding of the site’s physical context. Where is the site? In what market is it situated? If it is a fast food or family restaurant is there a school nearby. The kids at lunch will work. Is there a submarket as well – say for example you have a Mediterranean restaurant and also serve Italian food? All in all you should ask yourself the question “Why would anyone want to visit my establishment and my restaurant?” Who will my customers be? Is this a good physical location to them? Or do I have such a unique product that they will drive ݠway across town to visit me? On the other side are there competitive establishment to you? If so do they represent real competition in that they provide a consistent good quality product, have no customer qualms so that in effect the market is saturated for your product. In that case by locating elsewhere, in a location in an area with less competition. It can be said that two gas stations do the business of four – by attracting customers. On the other side if there is only a limited market for your cuisine type you may find that your competitor shores up either before or after you open , increasing his customer satisfaction and limiting your customer, cash flow and income base. It’s all your call as they say. Let your expertise, or lack of it is your guide. It never hurts to ask another experienced restaurateur. When asked most will be more than glad, and proud to help you out.

Tools abound nowadays in 2008 to help you in restaurant property assessment.
Many would have only been available, not long ago, to large chains with great resources or those with deep pockets. First and foremost open your eyes. Look in the phone book, walk around, and drive around at various times of the month and at various days. Ask the locals. You can easily check out aerial satellite photos through Google maps and similar products online on the internet – all free of charge.

The importance of location in choosing your restaurant cannot be overstated. You will save yourself much time, energy, money and aggravation by doing a thorough job of research before committing yourself and opening your restaurant’s doors. Always remember the most important things about choosing a location for a restaurant are “Location, location and location”.
